Signs your garage roof needs attention

A garage roof rarely gets a second look until something goes wrong underneath it. Most garages in Doncaster have a flat or low-pitch roof rather than tiles. As a result, the usual failure points are the covering itself and standing water. That's a different problem to solve than the tile issues a house roof gets. It's why garage roofs need their own repair approach.

  • Felt that's cracked, blistered or lifting at the edges
  • Ponding water sitting on the roof after rain
  • Damp patches or staining on the garage ceiling or walls
  • A roof that's visibly sagging between the joists
  • Old asbestos-cement roof sheets nearing the end of their life
  • A leak that's already reached whatever's stored inside

Choosing the right covering

EPDM rubber is our usual pick for a garage roof. It's a single sheet with very few joins and a long lifespan. GRP fibreglass suits a roof that needs a hard, walkable surface; felt, however, is the lower-cost option for a tighter budget. Not sure which fits your garage? Our flat roofing page compares all three, including how each one is fitted.

How it works

1

Inspection

We check the deck underneath for rot and confirm the roof's size and access. Additionally, we flag anything — like old asbestos-cement sheeting — that needs special handling.

2

Written quote

You get a clear, itemised quote covering the material, labour and any deck repair. As a result, there's nothing to add later.

3

The re-roof

We strip the old covering and repair the deck where needed. In practice, we fit and finish the new material once the deck is sound.

4

Guaranteed

Our workmanship is guaranteed, whichever covering suits your garage best. That said, one clear guarantee covers the whole job.

Garage roofing FAQs

What's the best roof covering for a garage? +
For most garages we recommend EPDM rubber — it's a single sheet with very few joins, so there's little to fail, and it's rated for decades of use. Where the roof will be walked on, or a completely seamless finish matters, GRP fibreglass is the alternative. Felt is the cheapest option but has the shortest lifespan of the three.
How much does a garage re-roof cost? +
Garage roofs are small compared to a house, so the total is modest, but the price still comes down to material, size and access. We'll give you a clear written quote after seeing the roof rather than a phone estimate.
My garage roof has old asbestos-cement sheets — can you replace it? +
Older garages sometimes have asbestos-cement roof sheets. HSE guidance treats intact, unbroken asbestos-cement sheeting as non-licensed work, provided it's removed carefully with the right training, controls and notification — it only needs a licensed contractor where the material is already substantially damaged or would be broken up during removal. We assess the sheets on-site first and handle it accordingly, or bring in a licensed specialist where the condition calls for one.
Can you match the roof to my house? +
Where the garage is attached and visible from the front of the property, we can talk through covering options that sit well with the house — though a flat roof on a garage is standard and doesn't need to match a pitched house roof.
